The system is built on three integrated modules - Cost Database, Quantity-Price Linkage Engine, and BIM Design Platform - and delivers end-to-end automation from model-based quantity extraction to labour, material and plant (LMP) rate application, outputting complete quantity-price reports in real time.

Two embedded AI capabilities further the system's intelligence: a large language model retrieves the closest historical project cost benchmarks at project inception; and during estimation, semantic matching automatically assigns the most appropriate current LMP prices to every bill item. The result is a fully automated, auditable solution that eliminates the repetitive and error-prone manual take-off work that explicitly identifies as a target for improvement.

The system addresses the core pain points: traditional manual quantity take-off is slow, often labour-intensive, and highly susceptible to human error. Using a Revit take-off plug-in, all modelled elements are quantified automatically; unmodelled components are supplemented by configurable HKSMM4/HKSMM5 measurement rules and database indicators, with no manual gap-filling required. This compresses what traditionally takes several days to approximately 1 working day for rule configuration and 1-2 hours for automated quantity compilation.

Across three completed project pilots, the cost deviation rate meets the quality standards for cost estimation documents. From Full coverage spans estimation to Preliminary design to Detailed design, supporting design economy evaluation, scheme comparison, tender control, and progress cost management throughout the life of a Hong Kong Capital Works project.

Our core quantity take-off engine is entirely rule-driven and configurable. All measurement rules, bill/schedule of rates scopes, deduction logic, and price databases are parameter-driven, not hard-coded; and have been successfully deployed across multiple Mainland provinces under their respective local measurement standards. The system holds 2 creative works copyright registrations and 2 software copyright registrations as evidence of proven IP and technical maturity.

Critically, this architecture means full adaptation to HKSMM4/HKSMM5, including any future updates to Hong Kong measurement standards, can be achieved through configuration alone, with no system reconstruction required.
